Balsam Lake Retreat is a fully winterized, 6 bedroom, executive-style cottage, with almost 1 acre for you and your family to relax in.

The cottage is a waterfront property on Balsam Lake. Balsam Lake is a large lake on the Trent Severn waterway, with all types of boating experiences available. If you're up to it, you could boat to Lake Simcoe or Lake Ontario. The cottage features a canoe, paddle boat, and row boat. Motor boat rental is available from several marinas in the area.

House Rules

Availability
Call or email us to check the availability of the cottage. Some weeks are still available, but call soon to avoid disappointment. All bookings are made on a first come, first served basis. The booking is not made until the full payment and signed rental agreement has been received. Payment is by cash, cheque, money order, or paypal.

Security Deposit
A security deposit of $400 is collected to ensure compliance with the rental agreement. The security deposit will be held for a maximum of 45 days. All or part of the security deposit may be used for breakage, damage, long distance, pay per view charges or cleaning costs. Please note that a charge of $10 or less on the combined long distance bill or pay-per-view will not be billed to you.

Cottage Cleaning
Although we do clean the cottage between bookings, it is your responsibility to ensure the cottage is left clean and tidy. The cottage must be left in the condition in which it was found and all garbage must be removed. A deduction of $100 from the security deposit will result if the cottage is not left clean.

Supplies
You will need to bring your own linen, towels, blankets, and groceries. The kitchen is fully stocked with a coffee maker, fridge, stove and barbeque. The water at the cottage tests at the safe level, however bringing your own drinking water is recommended.

Restrictions
Sorry but no pets or smoking is allowed in the cottage.

Guests
A maximum of 12 people are allowed to stay at the cottage. The names of all guests must be provided.

Check-in and Check-out
We ask that you check out by 11:00 as we need to prepare the cottage for the next vacationer. You can check in any time after 3 p.m.

Cancellation Policy

Any cancellation by the renter must be in writing. On receipt of such notice, we will attempt to re-rent the cottage for the period of the original booking. If another renter is found the original payment will be reimbursed, less a $100 cancellation fee. If only a portion of the original booking is re-booked, the renter will be reimbursed based on the percentage of successful rebooking, less the $100 cancellation fee.
